ADMINISTRATIVE RESPONSIBILITIES

• Real estate costs and allocation.
• Responsible for supervision of the work of the Accountant/General Accountant
• Ensure teamwork and efficient to operation of the company by developing spirit and teamwork within department and company.
• Works with FC/DoF on capex, rental pool reports, fixed assets and FS (PL, TB, BS) for consolidation
• Work with FC/DoF for all kinds of taxes in the preparation and management of the the company’s budget.
• Cash flow of the company
• Train the accountant to become Assistant of CA or CA in 2 years.

TECHNICAL RESPONSIBILITIES

• Calculating the costs of real estate products
• Arrange and manage the documents in proper order so that can provide them for obtaining the land use ring certificates
• Prepare monthly cash flow and FS as well as other reports (if needed)
• Develop and maintain accounting system and participate in regulating the generally accepted accounting standards.
• Strictly adhere to establish internal control and safety system within the department to make the financial data reliable.
• Regularly review the reports produced and distributed by subordinates for the content, the quality of presentation, accuracy and investigate to clearly all points of varies.
• Review and authorize necessary vouchers (e.g. payment voucher, journal vouchers etc.)
• Support to prepare annual budget and cash flow and compare actual results with projected one. In addition, also investigate discrepancies.

COMMERCIAL RESPONSIBILITIES

Cooperates, coordinates and communicates with other departments, bank, tax officer and auditors in matters concerning accounting matters

HUMAN RESPONSIBILITIES

• Plan and organizes periodical department training for staff in areas of accounting system and internal control (especially for new staff).
• Identify and develop leadership qualities among staffs in order to guide them towards the path of carrier enrichment.

CRITICAL RESPONSIBILITIES IN THE JOB

• Implement and review financial controls and policies.
• Analyze financial and management reports.
• Design internal reporting systems required by the department and hotel.
• Evaluate existing internal control measures that apply to accounting procedures and computer systems as per Policies and Procedures
• Employ adequate internal control procedures to ensure correct authorization for payment procedures.
• Prepares monthly reports of actual results against budget, analyse results.
• Manage internal and external audits when they occur.
• Provides administrative support to Management with reference to policy enforcement, business advice and operational assistance.
• Identifies training needs, develops formal training plans and conducts training sessions for accounting and operational staff in coordination with other departments.
• Identifies staff with potential for promotion and/or transfer within Accounting operation.
• Provides safekeeping, including proper storage and access for all contracts, leases and other financial records.
• Conducts monthly inspections and tests to ensure all departments are complying with required procedures.
• Implements and maintains acceptable accounting practices and procedures as required by Fusion Policy, generally accepted accounting practices, and as affected by local conditions.
• Review of operating equipment stores to avoid unnecessary/excessive purchases and to eliminate (or at least be aware) of obsolete slow-moving items.
• Ensure all accounts are reconciled on monthly basis, review and approve those reconciliations.
• Perform any other duties which may be assigned by the management from time to time.

• Will be shared during interview.

Work Experience: Minimum 5 years of experience as a General Accountant, including at least 2 years in the position of Chief Accountant

Competencies/ExpertiPreference will be given to candidates with experience in the real estate sector, particularly at reputable property development companies in the market; possession of CPA or ACCA certification is an advantage.

Skills: Proficiency in English, computer skills, and accounting software.
